Salary Range: $38.46/hour (premium available multilingual fluency and for specialized relevant skills in plumbing, electrical, building systems, or vehicle maintenance)

OVERVIEW OF POSITION:

The Facilities Manager is responsible for ensuring the functionality, safety, and overall efficient operation of LifeWire’s main office and the 25-unit shelter/transitional complex maintaining a high standard of cleanliness, and overseeing all maintenance, repair activities, and vendor engagement. This includes the repair and upkeep of the residential units, service buildings, grounds, appliances, furnishings, office equipment, vehicles, and maintenance supplies. This is an onsite, in-person position.

KEY RESPONSIBILITIES:

Facility Maintenance:

  • Perform effective routine and non-routine maintenance and repair of units, buildings, appliances, furnishings, and equipment as needed, documenting completion of work orders and status updates for the housing and operations teams.
  • Purchase and install furniture, fixtures, and equipment for agency facilities.
  • Inspect agency rental units (used for emergency shelter) for health and safety standards.
  • Perform unit turnovers in preparation for participant move-in/move-out, communicating timelines and progress to the housing and operations directors.
  • Maintain the facilities in compliance with fire and health code regulations and document compliance with inspections.
  • Ensure regular vehicle maintenance and orientation of staff to the vehicle fleet and driving requirements of LifeWire.
  • Perform or organize basic outdoor landscape maintenance. Organize roofing and exterior building maintenance in partnership with the Operations Director.
  • Coordinate and document contracted major and minor facility, equipment, and appliance repairs.
  • Maintain organized shared office spaces and personal work environment.
  • Perform other responsibilities as assigned in support of LifeWire’s mission.

Management:

  • Supervise vendors contracted to provide services.
  • Provide periodic reports on the state of LifeWire’s property and equipment and the status of ongoing maintenance and repairs.

Collaboration:

  • Foster a work environment of trust and transparency.
  • Work closely and cooperatively in a team setting with all LifeWire employees
  • Regularly interact with service participants in their housing units regarding unit maintenance, move-ins/move-outs and repairs

Budget, Procurement and Improvement:

  • Prepare annual facilities budget and work with the Finance Director and Operations Director to ensure that projects are within budget.
  • Develop, document, and implement a plan of preventative maintenance that assures upkeep and repair of the facilities, grounds, and agency vehicles.
  • Coordinate with the Housing Director and Co-Ed of Survivor Driven Services for volunteers’ projects to support program staff and functions.

QUALIFICATIONS:

  • Technical Training in facilities, maintenance grounds, and/or electrical systems highly valued
  • Five or more years’ experience in in property maintenance management. One or more years’ experience in residential or office park ground maintenance highly preferred.
  • Experience with space planning and budgeting preferred.
  • Experience with project management preferred.
  • Strong leadership skills, demonstrated creative problem solving, and skill in thinking clearly in stressful situations.
  • Experience, skill, and willingness to work with a culturally diverse team and participants.
  • Excellent interpersonal and communication skills, experience in creating strong teams, and/or working as a part of one.
  • Meet LifeWire background check requirements.
  • Access to reliable transportation to and from LifeWire’s offices and residential property and a valid Washington State driver’s license.
  • Updated – or willingness to update – CPR and First Aid Certification and AIDS/HIV Certification
  • Good computer skills with Excel and Outlook.
  • Work independently and as part of a team to deliver services.
  • Attend onsite work regularly, including scheduled work time outside of typical office hours for emergency response.
